Residential Leasing Services
VIP service package is quite the same as conventional agency service including homes search and escorting service, negotiation, contract signing, move-in and all the follow-up services during the term of rent.
Description:
    1. Home Search:
    We conduct home search on the basis of the knowledge about the client’s need for residence. We escort the client during the course of home search till the right property has been found.
    2. Negotiation and contract handling:
    We provide all the services such as assisting in the negotiation between the landlord and the tenant, translating the contract from Chinese to English and vice verse, and signing of the contract. We protect the interests of the landlord and the tenant through professional contract counseling. In this way we shall be able to minimize the possibility of legal dispute arising from unreasonable elements in the contract.
    3. Check-in:
    We check the property and ensure that the facilities and furniture are in workable condition before move-in. We take photos of all the defects for filing purpose. We check the condition of furniture and appliances. We check that gas, water, electricity meters and ensure that they work, We also check the condition of telephone, satellite TV and cable TV and ensure that they work. We obtain the temporary residence permit for the client.
    4. Follow-up Service:
    We keep in touch with the client during his/her residence and, if requested, communicate with the landlord or the property management company on behalf of the client.
    5. Check-out :
    Services: Before move-out, we check the property to ensure that that facilities and furniture are complete and in quite the same workable condition as they were at the time of move-in. We check the gas, water, electricity meter. We ensure that the bill for telephone, broadband, satellite TV and cable TV have been settled.
    Charge: Free for the tenant
 
Residential Purchasing Services
It is the same as the conventional property agency service. The client can have an insight of the local market through the service by a well-trained professional team. The client can also acquire a better understanding of his/her own needs as to where to live in. We ensure safe trading at reasonable price. We shall solve, to a reasonable extent, all the problems, that occur at during the time of trading.
Description:
    1. initial-stage service:
    We collect property information and keep contact with the client. We make the client confirm on the properties for site visit.
    2. We escort the client on site visit:
    We arrange site visits till the clients has found the right property.
    3. Property valuation:
    We provide clients with professional research results to prevent irrational investment. We valuate the property and provide current rate of rental return and its historical record. We compare the average rental and return rate of other properties in the same area.
    4. contract handling:
    As an agent, we take a neutral stand while analyzing the positions and interests of both the seller and the buyer. We provide clients with suggestions on terms of contract in order to avoid unfair terms and unreasonable conditions and to facilitate safe and smooth transaction. We have contracts in Chinese, English and Korean language versions with supplementary clauses and terms of payments included. Hence foreign clients can have good understanding of the contract terms. We explicitly define the rights and obligations of the seller and the buyer as well as liability for breach of contract. In case of disputes, we shall be involved in mediation or law suit as the third party till the dispute is solved.
    5. Ownership Transfer:
        (including delivery of documents)
    In order to save the client’s time and energy, we have tax and transfer specialist who shall pay taxes and complete the procedure of ownership transfer on behalf of the client. We help the client make the best tax plan. Ownership transfer. Collection of relevant documents and receipts. Collection of certificates of the client’s other rights (e.g. when mortgage applies).
    6. mortgage counseling:
    Our experienced mortgage specialist shall recommend the suitable bank and method of paying off the loan. The specialist shall also help the client minimize the mortgage interest. We recommend bank products or mortgage products suitable for the client and prepare relevant documents for mortgage application. We suggest on the method of paying off the mortgage in RMB or foreign currency. We compare the monthly mortgage pay-off with the prospective rental income
    7. Property handover and Check-in:
    We provide a list of furniture and appliances and a report on their conditions.We handle the settlement of gas, water, electricity, broadband, and property management charges for the client
    Method of payement: The buyer shall deposit RMB5000 as down payment.
    If the client buys the property through us, we shall charge 1% of the total value of the property as commission. And the down payment will be deducted from the payable amount.
    The client may resort to other agent even if he/she has already signed a contract with us. If the client finally buys the property through another agent or that the client finds another property on his own, we shall not refund the down payment. However in that case,the client shall receive our services of property valuation, contract handling and mortgage counseling without extra charge.
